How We Started
Makdan Investments began in 2025 with a narrower idea than the one it now pursues: acquiring Cairo's abandoned administrative buildings, below replacement cost, and returning them to productive use. Looking closer at the market changed the plan. The clearer opportunity was not in Cairo's overlooked buildings but in Egypt's secondary cities, the Delta and Upper Egypt, where population growth has outpaced quality commercial and social infrastructure for years.
Why Secondary Cities
Cities like Tanta, Kafr El Sheikh, and Bani Suef have real demand and real incomes, but almost no institutional-grade commercial product: a gap left largely to informal builders working without the capital discipline, design standards, or long-term operating intent that the market actually needs. Makdan concentrates where that gap is widest rather than competing for land in Cairo's already-saturated New Cairo, North Coast, and Sheikh Zayed markets.
The objective is not a transaction. It's an institution that outlasts it.
The Club Thesis
The same gap appears, more sharply, in social and sports clubs. In Egypt, the club is where children learn to swim and compete and where a neighborhood becomes a community: for most families, the only safe, open space their children have outside home and school. Demand for membership consistently exceeds what existing facilities can absorb.
Makdan develops in both categories: master-planned commercial real estate in secondary cities across Egypt, and a premium sports and family club platform expanding into Riyadh, with further GCC sites planned. The largest project currently in the portfolio spans 400,000 square meters.
How We Operate
What unites the founding partners is a preference for operating over allocating. Makdan acquires and develops assets it intends to run: the objective is not a transaction, but an institution that outlasts it. Vida Sports Club is the clearest evidence of that discipline: 34,000 m² under construction in Haram City, built and run directly rather than merely financed.
